Independence Realty Services, L.P. offers three pay plans, two of which pay agents a 100% gross commission. When comparing our plans with the plan provided by your brokerage, please keep these additional benefits in mind.
Common Benefits
- All agents have access to our 5000 square foot facility in downtown Pittsburgh including use of our two conference rooms.
- All agents are provided with a fully licensed copy of RealFAST. Details about this fantastic software package are available at www.realfast.com or follow the link from our links page.
- All agents are provided coverage under our $2,000,000.00/$2,000,000.00 Errors and Omissions policy.

Plan #1: The Freedom Plan
The Freedom Plan is our default compensation package. This plan is best for agents with low to average unit volume. In addition to the common elements listed above agents enrolled in our Freedom Plan receive a gross commission of 100%. There are three types of fees associated with the plan.
- Membership Fee: This fee is due on the first of each month. If paid electronically via a direct debit, ach, or credit card payment the fee is $250. If paid by check or in cash the fee is $275. Late fees accrue on the first business day following the 15 th of the month.
- Transaction Fee: On each closed transaction the brokerage will collect $300 from the gross commission to offset operating costs.
- Administration Fee: The brokerage will debit the gross commission $100 for administrative fees for each closed transaction.
Freedom Plan Example: Joe Smith lists his home with Independence Realty Services, L.P. with a 6% commission rate. An agent from company ABC shows the home and makes a full price offer from a ready willing and able buyer of $100,000.00. At closing a check is issued to Independence for $3,000.00 (3% of the sales price). The Freedom Plan agent would collect $3,000.00 - $300 (Transaction Fee) and $100 (Administration Fee) = $2,600.
Plan #2: The Liberty Plan
The Liberty Plan is identical to The Freedom Plan save for two small changes. It is the best plan for agents that do seven or more transactions in a year.
- Membership Fee: The Liberty Plan charges a higher membership fee. The fee for membership on this plan is $400.00.
- Transaction Fee: There is no transaction fee with The Liberty Plan. The plan surpasses the Freedom Plan n the 7 th transaction of the year.
- Administrative Fee: The $100 administration fee is debited from the 100% gross commission.
Liberty Plan Example: Jan Sellsum has three sales with gross commission checks of $2,500.00, $3,200.00, and $4,850.00 respectively. Jan receives commissions of $2,400.00, $3,100.00 and $4,750.00 for a total of $10,250.00!
Plan #3: The Spirit of '76 Plan
The Spirit of ‘76 Plan was created for new and part-time agents less comfortable with membership fees. The plan is a temporary option designed to allow agents to transition to the more lucrative structures detailed above. This plan bases all commission calculations on 76% and not 100%. Agents who elect the '76 Plan will be on the plan for six months.
- Membership Fee: There is no membership fee under this plan.
- Transaction Fee: The Transaction Fee is $450.00 on this plan.
- Administrative Fee: The Administrative fee is $100.
Spirit of '76 Plan Example: Dan Newbie is a part time agent with a good referral base. He closes two transactions during the month of July. In each case he sold a town home in an upscale plan with Independence receiving one check for $2,500.00 and another of $2,650.00. The gross commissions are multiplied by 76% and then the fees (total of $1,100.00) are subtracted leaving a net of $2,814.00.
